Gas Station Pressure Washing: Pump Islands, Aprons and Overnight Stops

Gas stations and the convenience stores attached to them are open long hours and see constant traffic. The concrete around the pumps collects drips, tire marks and dropped everything. The storefront gets the same gum and coffee as any shop. Most have a dumpster pad around the side. It is a natural stop on a commercial route, and owners who run more than one station often want them all done on the same schedule.

A Stop With Several Surfaces

A station combines several things already covered in this series. The enclosure around the back is handled the same way as in Dumpster Pad Pressure Washing: Turning the Dirtiest Corner of the Lot Into a Monthly Line Item. The storefront and entry are the same as any shop. What is different is the pump area and the fact that the station almost never closes.

A typical station visit might include:

Not every account includes every area. The bid sets what is included, and the job details on the address tell the crew exactly what they are there to do.

Setting Up the Station

In PressureWashingBossPro, each station is an address under a client. An owner with four stations is one client with four addresses. On each address, the job details carry the scope:

Keep the cleaning advice simple and stay within what your company is set up to handle. Fuel spills and anything beyond normal surface grime are a matter for the station owner and whatever local rules apply.

Working Around Traffic

The biggest challenge at a station is that cars never stop coming. The usual approach is to work overnight in sections: the clerk or manager agrees to close a pair of pumps at a time, the crew washes that section, then moves to the next. Put the agreement in the access notes so every visit follows the same plan:

The crew sees those notes on the job card, along with past notes from earlier visits. If something new comes up, like a new overnight clerk who did not know you were coming, the crew writes it in the job notes and the office updates the address.

Fitting Stations Into the Route

Stations usually go monthly. Set the minimum days between visits to 30 and each one comes due on the Waiting List with your storefronts and drive-thrus. Because stations are open all night, they are useful for filling the very early part of a commercial run, before restaurants and shops are ready for you.

On the dispatch board, the commercial rig's night might look like: two stations from 1 to 3am, three drive-thrus from 3 to 5, then a row of storefronts before 7. Auto-route from the shop and then drag stops so the 24-hour stations come first. The details are in Early-Morning and After-Close Routes for Commercial Pressure Washing.

Proof and Billing

Station owners and managers are rarely on site overnight, so before-and-after photos of the apron, entry and pad are the record of the work. They stay with the visit on the account and can be pulled up when the owner asks. A quick text from the office after the visit helps too: two-way texting keeps the conversation in one place instead of on a crew member's phone.

For owners with several stations, set the client to Monthly so they receive one statement covering every location, each line labeled by address. For a single station, card on file charged on completion is usually simplest. Example pricing might run higher than a plain storefront because of the apron and the overnight work, but your service list sets the numbers.

Why Stations Stay

Station owners tend to keep vendors who show up reliably and do not disrupt business. If the pumps were only closed two at a time, the work was done before the morning rush and the photos were there every month, there is little reason to switch. Consistency is what keeps the account.
