Early-Morning and After-Close Routes for Commercial Pressure Washing

Commercial pressure washing happens when nobody is around. That is the whole point: clean sidewalks and lanes when the store opens, without hoses across the entrance during business hours. It also means the commercial route runs on a clock nobody else in the company is on. A 3am start with a hard stop at 7, and every stop in the right order or the last one runs into the breakfast crowd.

From Due Visits to a Night's Work

The previous article, 30-Day and 90-Day Visits on the Waiting List: Recurring Commercial Pressure Washing, explains how visits come due. This one is about turning a pile of due visits into a route that actually fits in the dark hours.

Start with the Waiting List map. Due commercial pins tend to cluster: a run of storefronts in a strip center, a couple of drive-thrus near the highway, a gas station on the corner. Pick a cluster that fits one morning and assign it to the commercial rig on the dispatch board.

Ordering Stops by Opening Time

On a residential day, the shortest drive usually wins. On a commercial morning, the deadline wins. A few rules of thumb:

In PressureWashingBossPro, the Scheduled List can auto-route Closest First or Furthest First from the shop. That gives a good starting order. Then drag stops by hand so the early openers come before the late ones. Note opening times in each address's access notes so whoever builds the route can see them.

Saved Views and Route Sheets

If you build the same kind of commercial morning every week, save the dispatch board view filtered to the commercial rig. The next time, open the saved view instead of setting filters again.

Print a route sheet for the dash. At 3am, with gloves on and the rig running, a printed list of stops in order is a useful backup to the phone, especially in areas with spotty signal. The route sheet shows each stop's address and job details, like “Storefront, Sidewalk · 2,400 sq ft · Surface Cleaner.”

The Crew Phone at 3am

The crew's phone shows the same order as the dispatch board. Each card has the address, a navigation button, the job details, the access notes and past notes from earlier visits. In the dark, that matters: the crew does not need to remember which spigot works at the strip center or where the enclosure key is. It is right there on the card.

The crew taps Start when they begin, takes before photos, washes, takes after photos and taps Complete. Crew GPS shows on the office map, so the owner can check at 5am whether the rig is on pace without calling. The phone side of commercial work is covered in The Commercial Pressure Washing Route on the Crew's Phone.

After-Close Routes

Some accounts work better after close than before open. Restaurants that close at 10 or 11pm, offices that empty by 6pm and shopping centers that close at 9 are all candidates. An after-close route has the advantage of a firm start rather than a firm finish: you can start as soon as the doors lock and work until the job is done.

Split the two kinds of routes onto different days or different crews. Running an after-close route until 1am and then an early-morning route at 3am is not sustainable. Use the dispatch board to see each rig's days at a glance and keep the hours realistic.

When the Route Runs Long

Sometimes a lot takes longer than planned or a gate code fails and the crew loses twenty minutes. When the deadline is near, the crew should skip the stop that would run into business hours rather than wash around customers. They tap Skip, note why (“Ran out of time before 7am opening”), and the visit stays due on the Waiting List so it can go on the next morning.

The office sees the skip with the note and can text the manager: “We ran short this morning, your sidewalk is first tomorrow.” That kind of heads-up keeps the account happy. For everything else about running commercial accounts, visit the commercial pressure washing software overview.
