Quoting Oil Stains and Hot Water Work on Driveways and Garage Floors
Oil stains are the most common thing customers point at when they ask for a driveway quote, and the thing most likely to cause a disappointed customer. A dark spot under where the car parks has often been soaking into the concrete for years. Quoting it well means pricing the extra work fairly and being honest about what the customer will see when you are done.
Why Oil Needs Its Own Quote Line
Recurring commercial work, covered in Quoting Recurring Pressure Washing Work: Yearly House Washes, Monthly Storefronts and Quarterly HOAs, often includes grease and oil on drive-thrus and dumpster pads. Residential driveways and garage floors bring the same problem in smaller doses.
A normal driveway clean with a surface cleaner lifts dirt, mildew and tire marks. It does not do much for oil that has soaked into the concrete. Oil usually needs a degreaser, dwell time, scrubbing and often hot water. That is extra time and extra product, and it should be on the quote as its own line so the customer sees it and approves it.
Questions to Ask Before Quoting
- How many stains, and how big? One spot under the car or a whole garage floor?
- How old are they? Fresh drips come up much more easily than stains that have been there for years.
- What caused them? Motor oil, transmission fluid, grease from a grill, or something else.
- Has anyone tried to clean them? Some home remedies leave residue or make the stain spread.
- Is the concrete sealed? Sealed concrete can behave differently.
Ask for a photo of the worst stain. It tells you more than a description and gives you a before picture if there is ever a question.
Pricing Oil and Hot Water Work
Operators price stain work a few ways:
- Per stain or stain group — a flat price for the spot under each parking space.
- By area — square feet of stained concrete, for garage floors and larger spots.
- As a hot water upcharge — a separate line when the job needs hot water equipment.
As an example only, a quote might read: Driveway & Walks at $175 plus an Oil Stain Treatment line for two parking spots. Your prices depend on your equipment, your products and your market.
Garage floors are their own job. Inside work means moving things out of the way, protecting walls and stored items, and handling the water so it does not run where it should not. Measure the floor area and note what has to be moved.
Set Honest Expectations
This is the most important part of an oil stain quote. Old oil often lightens rather than disappears. Say so on the estimate, in plain words:
“Oil stain treatment will lighten the stains. Older stains that have soaked into the concrete may not come out completely.”
A customer who reads that before approving is happy when the stain is much lighter. A customer who was promised “like new” is angry about the shadow that remains. Before-and-after photos taken by the crew in the app back up what was done.
Method Notes for the Crew
Keep the guidance practical: pre-treat with a degreaser suited to the stain, give it time to work, use hot water where it helps, follow the product maker's directions and rinse well. On sealed or decorative concrete, test a small area first.
Put the method on the estimate. In PressureWashingBossPro, job details include the surface (Driveway, Parking Garage, Dumpster Pad and others), the square feet, the surface type (concrete or stone) and the method, such as surface cleaner or hot water. Access notes cover things like “Cars out of garage by 8am, shelves along back wall stay, outlet on left.” When the customer approves online, those details carry onto the job and show on the crew's phone, so the crew knows to bring the hot water setup before they leave the shop.
Commercial Grease and Oil
On commercial sites, oil and grease are a recurring problem: drive-thru lanes, dumpster pads, loading docks and parking garages. These usually need hot water every visit and are best quoted as recurring work with a per-visit price. Note the hours the site is closed, where water is available and any rules the property manager has about the work. For guidance on wash water and local rules, the property manager and local authorities are the people to ask.
Oil stain work can be a good add-on to almost any driveway quote. Customers who notice the oil spot are often the ones most eager to book.
