Early-Morning and After-Close Commercial Routes for Pressure Washing Companies

A restaurant does not want a pressure washing trailer parked across its drive-thru lane at lunch. A shop owner does not want customers stepping around a hose at the front door. That is why so much commercial pressure washing happens in the dark: before opening, after close, or in the quiet hours in between. Scheduling that kind of route takes a slightly different mindset than a daytime residential day.

Where This Route Comes From

Splitting commercial work off from residential work is covered in Splitting a Residential Pressure Washing Rig From a Commercial Route. Once you have a commercial route, the next question is when it runs. For most operators the answer is some mix of early morning and after close, depending on the type of business.

These are operator practices, not rules. Every customer is different, and the best timing is whatever the customer agreed to. The job of the schedule is to remember it and put the stop in the right place.

Typical Timing by Stop Type

Operators commonly schedule commercial work like this:

Write the agreed timing in the access notes for each address — “before 6am only,” “after 10pm close” — so it shows on every visit and anyone scheduling it later knows why.

Building the Route on the Board

In PressureWashingBossPro, a commercial route is a rig's day like any other. Assign the commercial stops to the commercial rig, filter the board to that rig and auto-route from the shop. Then move the stops with the tightest timing to the top by hand.

An early-morning route often looks like: two or three drive-thrus that must be done before opening, then storefront sidewalks in the same area, then dumpster pads and other back-of-house stops that are less time-sensitive. The crew's phone shows that order, with navigation, job details and access notes on each card.

Access Notes Matter More in the Dark

At 4:30am, nobody is there to answer a question. The access notes on the card have to carry everything:

Water source notes in particular deserve their own attention, covered in Water Source and Spigot Notes: Scheduling Pressure Washing Jobs Around Where the Hose Hooks Up.

Off-Hours Plus Daytime on One Rig

Small companies often run the commercial route and the residential day on the same rig and the same crew. The day might start with an early commercial loop, break for breakfast, then switch to residential house washes. On the board, that is one rig with the commercial stops placed first by hand, and the residential stops auto-routed after them.

Think about noise too. A pump and a surface cleaner are loud, and a shopping center next to houses may have neighbors who do not want to hear it at 4am. Ask the property manager what hours are acceptable, and put the answer on the card.

That works until the crew is exhausted. Long days that start at 4am and end at dark are hard to sustain, and quality drops. If the commercial route is filling early mornings most days, it is worth thinking about a dedicated rig or crew.

Keeping Commercial Customers Informed

Commercial customers usually do not want a text at 4:45am saying the crew is on the way. Alert preferences are chosen per customer, so a store manager can skip the on-the-way text and still see completed work and invoices. Before-and-after photos taken in the crew app show the work was done even though nobody was there to watch.

The recurring rhythm takes care of the rest. Storefronts and drive-thrus set at 30 days between visits come due on the Waiting List on their own, so the route rebuilds itself each month.

Plan for the Hours, Not Just the Stops

An off-hours route is not just a list of addresses; it is a list of addresses with a clock attached. Put the timing on the card, place the timed stops by hand, and let auto-route handle the rest.
