HOA Common Area Pressure Washing: Pools, Clubhouses, Entrances and Amenity Centers

Homeowners associations care about how the neighborhood looks, and the common areas are the first thing residents and visitors see. The entrance monument with its stone sign. The pool deck that turns green and slippery by midsummer. The clubhouse walk, the playground border, the mail kiosk and the tennis court benches. All of it is owned by the HOA, all of it gets dirty, and someone has to be hired to clean it.

How HOA Work Differs From Retail

Shopping centers, covered in Shopping Centers With Many Suites: One Commercial Pressure Washing Account, Many Storefronts, are a lot like HOAs: one paying client with many areas to clean. The differences are in the timing and the people.

Setting Up the Community

In PressureWashingBossPro, the HOA is one client. The community manager or management company is the contact, with mobile number and email for texting and statements. Each common area that gets washed on its own schedule is its own address under that client:

Many HOA common areas do not have a normal street address. Use the nearest street address or the clubhouse address and describe the exact spot in the access notes, like “Mail kiosk at the corner of Maple and Birch, inside the roundabout.” The property map shows the pin, and the crew's navigation button gets them close.

Job Details for Common Areas

Each address carries its job details: surfaces, square feet measured from the satellite view, siding or surface (concrete, stone, stucco, brick) and method. A pool deck might read “Pool Deck · 2,800 sq ft · Concrete · Surface Cleaner” on the crew card. An entrance monument might be “Stone · Soft Wash.”

For general cleaning: soft wash monuments and stucco rather than blasting them, pre-wet the landscaping around entrances and the pool, and check the manufacturer's guidance on any coated or sealed pool deck before using a surface cleaner.

Access notes are where HOA jobs live or die:

The 90-Day Cycle and the Season

Set each area's minimum days between visits to 90 for quarterly, or 180 for twice a year. When a visit comes due, it lands on the Waiting List map with your storefronts and drive-thrus. HOA work fits nicely into the commercial rig's afternoon, after the overnight and early-morning commercial run is done.

For the pool deck, add a one-time pre-season job a couple of weeks before opening, on top of the recurring cycle. Once the season starts, the quarterly cycle takes over. The way cycles work across commercial accounts is covered in 30-Day and 90-Day Visits on the Waiting List: Recurring Commercial Pressure Washing.

Proof the Board Can See

Community managers have to justify every vendor to the board. Before-and-after photos of each area, taken in the crew app and saved with the visit, give the manager something concrete to put in front of the board. A pool deck before shot next to a clean after shot does more than any written report.

Two-way texting from the office keeps the manager in the loop: a text when the crew is heading to the amenity center, and another when the work is done with a note that photos are on file. If a resident complains that the mail kiosk was missed, the photo answers the question.

Billing the Association

HOAs usually prefer a single bill. Set the client to Monthly so the association gets one statement each month covering every common area washed that month, each line labeled by address. Months with no visits simply have nothing on the statement.

Many management companies run several communities. When the first one is happy, ask about the others, and add each community as its own client so their budgets and statements stay separate. For the full picture of HOA work alongside every other commercial account, see the commercial pressure washing software page.
